 ARRIVAL AND DEPARTURE

Owing to the extra cleaning required for Covid 19, Check-in time is after 5.00 pm on the day of arrival and Check-out time is 9.00 am on the day of departure

Early check-in or late check-out may be possible by arrangement only and is dependent on previous and future tenants.

DAMAGES

The Guest shall indemnify Us for any loss from or damage to Glingerbank or the furnishings or equipment therein caused by the wilful act or default of the Guest or persons within their control.

We recommend you take insurance out for your trip or check that your own insurance covers you for damage to third party property when away from home.

Whilst we do not charge for occasional breakages of glasses and crockery, we expect guests to treat the house with respect. The house should be left in the same condition in which it was found on arrival.

Any major repairs will be the responsibility of the tenant. Such damages will be deducted from the security deposit. Should damages exceed the security deposit, we will recover such damages through whatever means are necessary.

Any shortages of linen (which belong to a third party) will be charged to the tenant.

PAYMENT

A Reservation Deposit of £500.00 is required to secure the booking.

The Balance of rent is due 4 weeks prior to the arrival date.

A refundable security Deposit of £250.00 will be taken with the balance

Payment may be made by PAYPAL incurring a 2% supplement

Credit Card payment for on-line booking through our website will be handled by HolidayRentPayments, a division of HomeAway.

VAT

VAT at 20% is included in all prices. Please ask for a VAT invoice.

EXCLUSIVITY

Booking the property will give the guest exclusive use of the property for the duration of their stay.

The owners reserve the right for them, their family, employees and contractors to access the surrounding fields and woodland from the property and also to maintain the property and gardens where necessary during your stay.

The price charged is for the whole property. Reductions will be made for reduced occupancy at the discretion of the owners.

The owners reserve the swimming pool between 4 and 6 pm daily for their use which allows for cleaning and maintenance

USE OF PERSONAL INFORMATION

Any personal information given to us when booking, or during your stay, will not be given to any third parties. For our full privacy policy, please refer to our privacy policy, available on the website.

You are entitled to require that We do not use your information for the purpose of in house marketing.

Please let Us know as soon as possible, in writing, if you do not wish your information to be used.

Your use of Our website and/or application to make a Booking indicates your acceptance of Our privacy policy.

CANCELLATIONS

Cancellation by either party as a result of Coronavirus can be made up to the day of occupancy. The owners will refund any money paid.

There will be no compensation from the owners for cancellations made necessary by Coronavirus.

For non- covid related cancellations, In A thirty day notice is required for cancellation.

Cancellations that are made more than thirty days prior to the arrival date will incur no penalty.

Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, will forfeit the reservation deposit.

Cancellation or early departure does not warrant any refund of rent.

Refund of monies as a result of cancellation within 30 days will be at the discretion of the owners.

In the unlikely event that We have to change or cancel your Booking, we reserve the right to do so. However, you have the right to:

(a) Accept the changed arrangements as notified; or
(b) Make alternative arrangements with Us; or
(c) Cancel your Booking and receive a full refund of any monies which you have paid to Us in respect of your Booking (please note that We shall not be liable for any sums which you have paid to any other persons in connection with your Booking).

For the avoidance of doubt, we shall have no further liability to you for any changes to or to the cancellation of an online Booking.

MAXIMUM OCCUPANCY

The maximum number of guests is limited to thirty persons, except by arrangement with the owners.

An additional charge or £20.00 per person per night for guests in addition to thirty persons will be assessed.

Additional charges will not apply to infants under 3 years of age

MINIMUM STAY

This property requires a three night minimum stay.

Longer minimum stays may be required during holiday periods.

If a rental is taken for less than three days, the guest will be charged the three-night rate.

INCLUSIVE FEES

Rates include a one-time linen & towel setup.

Electricity, Heating Oil and Water fees are included in the rental rate.

HOUSEKEEPING SERVICE IS NOT PROVIDED

Housekeeping service during your stay is not included in the rental rate. However, it may be available by arrangement at an additional rate of £12.00 per hour.

LINEN AND TOWELS

All beds will be made up for guests on arrival.

Bed Linen and bath towels are provided on a one-off basis for each week. However, whilst we will supply extra linen and towels for longer stays, changing bed linen for longer periods than one week will be the responsibility of the tenant.

Bed Linen and towels are the property of a third party and must not be taken outside or removed from the property.

We suggest you bring beach towels for use in the hot tub and swimming pool.

Any missing linen or towels will be charged against the Security Deposit.

SMOKING

This is a NON-SMOKING property. If evidence of smoking in the house is detected, the whole security deposit will be forfeited.

Please ensure that all cigarette ends in the garden are picked up.

The Guest, when entering into this Contract, specifically accepts liability for any damage caused to persons or property through smoking.

FIREPLACES and FIRES

Only the fireplaces in the Hall and Sitting Room may be used.

The fireplaces in the property are for burning logs and coal only.

Any fire lit by tenants must be properly guarded at all times when no one is in the room.

No fires may be lit in the garden except for the barbecue

WATER AND SEPTIC TANK

The House is on mains water.

The septic system is old and it will clog up if improper material is flushed. Do not flush anything other than toilet paper. Bins are provided for other sanitary waste. Actions resulting in blocked drains could be charged up to £400.00.

BOILERS

The heating timers and boiler controls in the boiler room are out of bounds to tenants.

Temperature can be controlled by the thermostats on passages and on radiators. Please do not turn up the thermostats and then leave all the windows wide open.

LIFT

A lift is provided for the use of aged and disabled persons only.

Children must not be allowed to use it as a plaything.

Luggage or other items must not be transported unattended.

A mobile phone must be carried when using the lift.

SNOOKER TABLE

Young children must be supervised.

Tenants will be responsible for repair or replacement of the cloth if damaged.

Billiard Fives or Freda is not permitted.

PETS

Whilst pets are welcome, this is subject to the following provisions:

Pets must be in control at all times. The house is surrounded by fields which are usually full of livestock.

Pet owners are responsible for cleaning up all and disposal of all pet waste..

Pets are not allowed upstairs or on furniture at any time.

Any evidence of pets on furniture may incur extra cleaning fees.

All pets should be up-to-date with all vaccinations.

All pets should be treated with Frontline or similar topical flea and tick repellent three days prior to arrival.

Ticks are common in this area and can cause harmful/fatal illness to both humans and pets.

All items above are the sole responsibility of the pet owner.

SECURITY

The House must be locked and secure at all times that the tenants are not in residence.

VEHICLES

We do not accept responsibility for loss or damage to vehicles of any kind, or any property lost or damaged in them.

FIRE PRECAUTIONS

The house complies with Fire regulations. There are heat and smoke detectors throughout the house.

Fire Extinguishers are placed in the Kitchen (2), Along the 1st floor landings (2) and in the attic (1)

Should a fire be discovered, the alarm should be set off by breaking the glass by any one of the external doors to the property.

If the power goes off, emergency lighting will illuminate the way to the nearest exit.

There are Carbon Monoxide detectors by all fires and boilers.

Fire instructions are in place in all bedrooms.

FALSIFIED BOOKINGS

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

RATE CHANGES

Rates are subject to change without notice. The rate pertaining when the booking is confirmed will be the final rate for the booking.

HOT TUB

A hot tub is provided for your use subject to the following conditions:

All Children must be supervised at all times.

The covers must be replaced when not in use and must be treated with respect.

If excessively contaminated the hot tub must be emptied and cleaned before departure. Failure to do so will incur a charge of £50.00 against the security deposit.

Chemicals are provided for the purity of the water. It is the tenant’s responsibility to add these chemicals at the required rate.

SWIMMING POOL

No children may use the pool without a responsible, sober adult to supervise.

The swimming pool has an automatic safety cover. This must be closed over the pool at all times that there is no one using the pool. The key to the cover over the opening device must be kept out of reach of all children.

Water must be pumped from the surface of the cover before removal and the pump must be placed on the cover once swimming is over.

No food may be consumed and no glass bottles or glasses may be used within the pool area. Any breakage of glass or contamination of the pool which necessitates the emptying of the pool will mean the whole security deposit is forfeited.

The surround to the pool gets slippery when wet, therefore it is essential that running is not allowed.

Guests must provide their own towels. Towels from the house must not be used.

PONDS AND WATER COURSES

Tenants must be aware that there are unprotected ponds and watercourses in and around the property. All children must be supervised in the garden and grounds at all times.

PATHWAYS AND LAWNS

Sandstone pathways are irregular and sometimes slippery, particularly after rain and in winter. Tenants must exercise caution when walking along the pathways.

Rabbits make scrapes in the lawns and grass areas. These might be grown over and are a trip hazard. Please exercise caution when walking or running on the lawns.

GENERAL

The owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.

CLEANING FOR DEPARTURE

The property should be left in the condition it was found at the start of occupancy, with the exception of making beds.

Any furniture moved must be put back where it came from.

Tenants are expected to wash all dishes, plates, cutlery and glasses and put them away in the correct cupboards before departure.

Rubbish should be placed in the bin outside. There is no need to separate recyling as the bins are sorted at the works.

Waste Bins in bathrooms and the kitchen must be placed in the bin before departure.. This is especially important with Coronavirus in mind.

WRITTEN EXCEPTIONS

Any exceptions to the above mentioned policies must be approved in writing in advance.
